01

Can foreigners buy property in Sharjah?

Yes. Non-UAE nationals can buy freehold or long-term usufruct property in designated investment areas of Sharjah, such as Aljada, Maryam Island and Sharjah Waterfront City. We will confirm the ownership type for every listing before you commit.

02

What fees should I budget for when buying?

Plan for the government registration/transfer fee (typically around 4% of the price), the agency commission (usually 2%) and small admin or trustee fees. We give you a full written cost breakdown for every property.

03

Can buying property get me a UAE Golden Visa?

Investors who own property worth AED 2 million or more may qualify for a 10-year Golden Visa, subject to current government rules. We guide you through eligibility and the application.

04

Can I get a mortgage as an expat?

Yes. UAE banks finance residents and many non-residents. Expats generally need a minimum down payment of 20% for a first home under AED 5 million. We connect you with mortgage advisors for the best rate.

05

Is off-plan property a good investment?

Off-plan property offers lower entry prices and flexible payment plans, and often appreciates before handover. We only recommend projects from established developers with escrow-protected payments.

06

How quickly can I complete a purchase?

A cash purchase of a ready property can complete in as little as 1–2 weeks. Mortgage purchases usually take 4–6 weeks. We handle the paperwork so you don't have to.
